Tile Roofing in Norwalk, Reset With Care and Checked Again Later
Most tile roofs fail underneath long before the tile wears out. We repair broken pieces, replace tired underlayment, and set your existing clay or concrete tile back in place. Once the work is done, we come back to check it and show you how to look after it.
What Tile Roofing Work Really Involves
Clay and concrete tile can last for generations. The felt or synthetic underlayment beneath it does not. Years of Southern California sun bake it brittle, and once it cracks, winter rain that slips past the tile has nothing to stop it. That is usually when a stain shows up on a ceiling.
Our tile work covers three kinds of jobs: replacing cracked or slipped tiles, resetting a section around a leak, and a full detach and reset where every tile comes off, new underlayment goes down, and the same tile goes back on. If the tile itself has reached the end of its life, we will tell you, and our roof replacement page explains that route.
Because tile is heavy, fragile and slow to work with, we treat each roof as a finished surface to protect rather than a pile of material to strip. That care does not stop when we pack up.
What Is Included in Our Tile Roof Work
- Careful tile removal and staging
- Tiles are lifted by hand, sorted, and stacked on the roof or on padded ground staging. Pieces that crack during removal are counted and noted.
- New underlayment and battens
- We lay fresh underlayment over the deck and replace battens that have rotted or split. This layer is what keeps water out when wind drives rain under the tile.
- Flashing at walls, valleys and vents
- Valley metal, wall flashing and pipe jacks are replaced or resealed while the tile is off. These are the spots where most tile roof leaks begin.
- Matched replacement tile
- We source tile as close as possible in profile and color to what is on your home. When an exact match is not available, we place the closest pieces where they are least visible.
- Bird stop and ridge work
- Eave closures keep birds and debris out of the open ends of the tile. Ridge and hip pieces are reset and secured so they sit straight.
- A return visit and care notes
- After the first good rain, we come back to look over the work. You also get plain written notes on what to watch for and how to keep the roof in good shape.
Signs Your Tile Roof Needs Attention
Cracked or slipped tiles
A broken tile leaves the underlayment exposed to sun and rain. Slipped tiles often point to a failed fastener or a softened batten below.
Ceiling stains after rain
Water inside usually means the underlayment has already failed in that area. Replacing the tile alone rarely fixes it.
Tile roof past twenty years
Many original underlayments are worn out by this age even when the tile looks fine from the street. A look underneath a few tiles tells us a lot.
Damage left by other trades
Painters, solar crews and satellite installers often crack tiles by walking in the wrong places. It is worth a check once they have finished.
Debris packed in valleys
Leaves and dirt build up in tile valleys and hold water against the metal. Rust or overflow staining there deserves attention before the rainy months.
How a Tile Roofing Job Runs
- 1
Free inspection
We walk the roof on the safe load points, lift tiles in a few places, and photograph the underlayment, flashing and any breakage. You see what we see.
- 2
Written estimate
You receive a free written estimate that separates repair, underlayment, flashing and replacement tile. We explain whether a partial reset or a full one makes more sense.
- 3
Work days
We protect landscaping and walkways, lift and stage the tile, install the new layers, and reset the tile in its original pattern. We pull the permit where the work requires one.
- 4
Cleanup and walk-through
Broken pieces, old felt and fasteners are hauled away. We walk you through what was done and leave a few spare tiles when we have them.
- 5
Follow-up check
We return once the first significant rain has passed to check valleys, flashing and any areas we flagged. It is a short visit, and it is part of the job.

Where a Tile Roof Price Comes From
A tile estimate mostly reflects two things: how much of the roof has to be lifted and how much new material goes under and around it. We go over each line with you before anyone sets foot on the tile. If paying over time suits you better, financing is available through Service Finance Company, subject to credit approval.
- Partial or full reset
- Fixing a few broken tiles costs far less than lifting the whole roof. Underlayment condition usually decides which one you need.
- Tile type and availability
- Older clay profiles and discontinued concrete colors can be harder to source. Salvage tile sometimes fills the gap.
- Deck and batten condition
- Rotted sheathing or battens are only visible once the tile is off. We photograph anything we find and talk with you before replacing it.
- Roof shape and pitch
- Steep pitches, many valleys and second-story sections take longer to work safely and add flashing.
Tile Roofing Questions
Something not covered here? (562) 262-8868
Can my existing tiles be reused?
Usually, yes. Clay and concrete tile in sound condition goes right back on once the new underlayment is installed. We expect a small share to break during handling and plan replacements for those.
Is it safe to walk on my tile roof?
We recommend you stay off it. Tile cracks easily under a foot placed in the wrong spot. If another trade needs roof access, have them talk with us first about where to step.
How long does a detach and reset take?
It depends on the size and shape of the roof, but it takes noticeably longer than a shingle roof. We give you a realistic schedule on the estimate and keep the roof covered at the end of each day.
Will insurance pay for tile roof damage?
That comes down to your policy and the cause of the damage. We can deal with your claim directly, supplying photos of the breakage and a written scope of the repair. The adjuster is the one who decides what is covered, and we can explain each step as it comes.
How should I care for my tile roof once the work is done?
Keep valleys and gutters clear, trim branches that rub the tile, and glance up after strong winds for slipped pieces. Our care notes cover this in more detail, and we are glad to answer questions at the follow-up visit.
