Roof Inspections in Norwalk, With Photos of What We Find
We walk every slope of your roof and look closely at the details that tend to fail first: flashing, vents, valleys and edges. You get photos, a written summary and a plain answer on what needs attention now, what can wait and what is fine.
What a Careful Inspection Tells You
A roof inspection is a close look at the whole roof system, not a glance from the driveway. We check the roofing surface, the metal flashing where the roof meets walls and chimneys, the pipe boots and vents, the gutters and, where we can reach it, the attic underneath. The goal is to know the real condition of your roof before a problem shows up as a stain on the ceiling.
It is the right call before buying or selling a house, after a strong windstorm, when you are not sure how old the roof is, or when you simply want to plan ahead. Many homes around Norwalk were built in the postwar decades and have been reroofed at least once, sometimes over an older layer, so an inspection sorts out what is actually up there today.
We also return to roofs we have worked on. Once a repair or a new roof has been through some weather, we check how the work has settled in and walk you through simple care: keeping valleys and gutters clear, trimming branches back from the roofline, and what to watch for when the first heavy rain comes.
What the Inspection Covers
- The roof surface, material by material
- With asphalt shingles we check for lost granules, curled or cracked shingles and lifted tabs. With tile we look for broken, shifted or missing pieces and inspect the underlayment where it is visible. With flat sections we look for blisters, signs of ponding and split seams.
- Flashing, vents and pipes
- Leaks usually begin where the roof meets a wall or something passes through it. We inspect chimney and wall flashing, skylight curbs, plumbing vent boots and exhaust vents for gaps, rust, cracked sealant and raised edges.
- Attic and decking
- From inside the attic, flashlight in hand, we look at the underside of the deck for specks of daylight, dark water stains, damp or spongy sheathing and signs of heat buildup. Heat trapped through a summer ages shingles and underlayment faster than sun alone.
- Gutters and runoff
- We make sure gutters are securely fastened, sloped toward the downspouts and clear of debris that would push winter rain over the edge onto the fascia and along the foundation.
- Photos and a written report
- You receive clear photos of everything we saw, good and bad, each with a brief note. If work is needed, a free written estimate with each item on its own line comes with it.
Signs It Is Time for a Roof Inspection
Stains on a ceiling or wall
Brown rings on drywall, or paint that bubbles and peels, point to water reaching the inside for some time. An inspection follows it back to where it enters, before the decking or insulation soaks up more.
Granules collecting in the gutters
Shingles shed their protective granules as they age. When grit piles up in the gutters or washes out of the downspouts, the shingle surface has little protection left.
Broken or slipped tiles
The clay or concrete can outlast several owners, but the gap left by a broken piece lets rain onto the underlayment below. On an older tile roof, that hidden layer usually gives out first.
After a strong wind
Dry Santa Ana winds can lift shingle edges and loosen ridge caps without anything looking wrong from the street. A look once the wind dies down catches it before the rainy months.
Buying, selling or insuring
A buyer, a seller or an insurance company may want to know the roof's condition. Our photos and written summary give everyone the same clear picture.
How Your Inspection Day Goes
- 1
A short phone call
We ask about the age of the roof, any leaks or concerns, and anything you have noticed. Then we set a time that suits you. We work in English and Spanish.
- 2
On the roof and in the attic
We set the ladder carefully, walk the roof where it is safe to walk, and step only where the material can take the weight. Then we check the attic if there is access.
- 3
Going over the findings together
Back on the ground, we go through the photos with you one at a time and say plainly what each shows. By the end you will know which items need attention soon and which are simply worth watching.

Written summary and next steps
You receive a written summary, plus a free written estimate if anything needs work. Take whatever time you need to think it over. If we end up doing the work, we return later to see how it is holding up.

What the Inspection Costs, and What Moves the Price of Any Work
There is no charge for the inspection itself. If it turns up work, we put that in a free written estimate, one line per item, so you can compare and decide on your own schedule. For larger projects, you can pay over time with financing from Service Finance Company, subject to credit approval.
- Roof size and steepness
- A larger or steeper roof takes more material and more time to work safely, which shapes the cost of any repair or replacement.
- Roofing material
- Shingle, tile and flat roofing each have their own materials and methods. Tile work, for example, often means lifting and resetting pieces to reach the underlayment.
- Hidden decking condition
- Rot or soft spots in the wood deck stay out of sight until the old roofing is stripped. If anything during the inspection hints at it, we write it down so it does not catch you off guard later.
- Permits and access
- Larger jobs need a city permit and inspection, and tight side yards or tall trees can change how we stage the work.
Questions About Our Inspections
Something not covered here? (562) 262-8868
Is there a charge for the inspection?
Nothing. The inspection is free, and you have no obligation to hire us. A written estimate for any work needed is also free.
How long will the inspection last?
On most single-story homes, roughly an hour. A second story, a tile roof or a small attic opening makes it longer. We would rather take extra time than overlook something.
Should I be home for the inspection?
It is useful if you want the attic checked or want to review the photos with us. If you cannot be home, we can inspect the outside and talk through our findings with you by phone afterward.
Could walking on my tile roof break it?
Tile can break under a careless step, so we stand only on supported points where the tiles overlap. If one does crack while we are on the roof, we tell you and replace it.
Will your report help with an insurance claim?
Usually, yes. Our photos and notes record the damage and its location on the roof. We work with your claim directly and walk you through each step, and the adjuster makes the coverage decision.
