Flat Roofing in Norwalk, Built to Drain and Checked Again Later

We repair, recover and replace low-slope roofs over additions, garages, patios and fully flat-roofed homes. Each job starts with an inspection and ends with a return visit, when we check the drains and seams and show you how to keep the surface in good shape.

When a flat roof needs more than a patch

No flat roof is truly level. Each one is framed with a gentle pitch that carries rain toward a drain, scupper or gutter edge. Once that pitch sags, a lap seam opens or the top layer is baked thin by summer sun, puddles form and water starts working its way inside. Plenty of homes around Norwalk have at least one low-slope section, often a room addition or rear patio joined to a pitched roof, and that joint is a frequent source of leaks.

We work with the materials that suit these roofs: modified bitumen cap sheet, single-ply TPO, and older built-up gravel roofs that we repair or replace. Sometimes a targeted repair is the right answer, sometimes a coating over sound material, and sometimes the roof needs to come off. We tell you which, and why, once we have been up there.

Our work does not end when the crew packs up. We come back to check how the roof is shedding water, and we leave you with plain care notes for your specific membrane.

What our flat roofing work covers

Drainage and slope correction

We find where water ponds and why. Tapered insulation, an added cricket or a reworked scupper moves water off the roof instead of letting it sit for days.

Membrane and seam repair

Lifted laps, blisters and splits are cut out, cleaned and sealed with matching material. The repair bonds into the roof rather than sitting on top of it.

Full tear-off and new roof

When the membrane is past saving, we strip it to the deck, replace soft or stained plywood, and install a new system with fresh base sheet, flashing and edge metal.

Flashing at walls and transitions

Where a flat section meets a stucco wall, a pitched roof or a skylight curb, we rebuild the flashing. These joints cause more leaks than the open field of the roof.

Reflective surfacing

A light-colored cap sheet or white TPO reflects more sun, which helps the rooms below stay cooler in summer and slows the aging of the surface itself.

Signs your flat roof needs attention

Water standing days past a rain
Puddles that linger two days past a storm mean the slope or drains are not doing their job. Standing water speeds up wear and adds weight to the framing.
Blisters and bubbles
Raised pockets are trapped moisture or air. Small ones can be watched, but large or broken ones let water travel under the membrane.
Cracked, crazed surface
An alligator pattern on an older built-up or coated roof means the top layer has dried out and no longer sheds water well.
Stains on the ceiling below
A brown ring in an addition or garage often traces back to a seam or wall flashing several feet away, not always directly overhead.
Seams curling at the edges
Sheet edges lifting at laps or along a parapet give wind-driven rain an easy way in.
Bare spots on a gravel roof
Where the stone has washed away, the asphalt underneath is left open to sun and breaks down quickly.

What happens on a flat roof job

  1. 1

A free look at the roof

We climb up, test each drain and flashing, press for soft spots in the decking and photograph what we find so you see it too.

  2. 2

    Written estimate with real options

You get a free written estimate laying out repair, recover or replacement where each applies, with the materials named. When insurance is paying for part of the job, we deal with your claim directly and keep you posted on where it stands. Financing is available through Service Finance Company, subject to credit approval.

  3. 3

    The work days

We protect walkways, plants and the ground under the roof edge, then work in sections so nothing is left open overnight. We pull the permit when the work calls for one and haul scrap away at the end of each day.

  4. 4

    Return visit and care walkthrough

Once the job is done, we return to check drains, seams and flashing, ideally once the first good rain has passed. We show you how to keep the surface clear and what is worth a call to us.

What shapes the cost of a flat roof

Flat roof pricing depends on what is up there now and what it sits on. We price only once we have seen the roof in person. The written estimate breaks the job into its parts, so you know what each piece covers before any work begins.

Repair, recover or tear-off
Sealing a few seams is a small job. Removing old layers down to the deck and building a new system is a much larger one.
Condition of the deck
Plywood that has soaked up water for years has to be replaced before anything new goes down. We cannot always see this until the old membrane is open, and we show you photos if we find it.
Membrane choice
Modified bitumen, TPO and coatings differ in material cost, installation time and how they handle sun and foot traffic.
Drainage changes
Adding tapered insulation, crickets or a new scupper adds to the job, but it treats the cause of ponding instead of the symptom.
Walls, curbs and access
Parapets, skylights, vents and equipment all need their own flashing, and a roof that is hard to reach takes longer to load and clear.

Flat roofing questions

Will a coat of sealant do, or does the roof need replacing?
Sealant only makes sense over a membrane that is dry, firmly adhered and still sound. It cannot cure wet insulation, spongy decking or poor slope. We check for those problems first and recommend a coating only when it will last.
How long does a flat roof job take?
Most repairs are finished in a day. A full replacement on an addition or garage usually takes a few days, depending on how much decking needs replacing. We schedule around the forecast and never leave the roof open overnight.
Can you tie a flat section into my shingle or tile roof?
Yes, and this transition is where we take the most care. The low-slope membrane runs up under the pitched roofing with metal flashing between them so water always laps over, never into, the joint.
Can I walk on my flat roof?
Occasional careful foot traffic is fine on most membranes, but heels, ladders and dragged equipment can puncture them. On your care visit we show you where it is safe to step and where to leave alone.
What happens on the return visit?
We check that drains are flowing, seams are tight and flashing has stayed put through the first stretch of weather. We also go over simple upkeep, like clearing leaves from drains before the winter rains.
